The Risk of Pre-Foreclosure Purchases in Mobile

Posted By: Gary Lambert In:   Buying Foreclosure Facts

While it’s an effective way to purchase a foreclosure in Mobile, buying a pre-foreclosure home can be extremely risky in its own right.  Granted each phase of the foreclosure process has its own pros and cons but when you start adding people into the mix (a homeowner that may be distraught).

Consider the possibility of existing liens on the property that the owner neglected to mention.  Another issue is that utility bills could potentially become the problem of the new owner (that’s you).  You may not necessarily have to pay them but utility companies may give you problems as a “new owner” and refuse to transfer or turn on electricity at a home that has a large delinquent bill.

There co...

The Risk of Buying a Mobile Foreclosure Auction

Posted By: Gary Lambert In:   Mobile Foreclosures

Buying a home at auction is probably the riskiest way to purchase a foreclosed home in Mobile, AL.  People are often lured to the auction with the concept of massive discounts by bidding low but they don’t realize just how unprepared they are for the experience.

There is no one to represent you when you go to purchase a home at the auction, meaning no agent with your best interest in mind.  The whole point of getting a home sold at the auction is just that – getting the home sold.  There’s no negotiation; you get what you bid for.  There’s also no escrow and no title report or insurance when you’re at the auction block.

The winner has to make a deposit in many circumstances, and often t...

With foreclosure filings falling, how does this affect the buyer (that’s you) when you want to invest in foreclosures.  It may seem with filings down and the summer 2010 freezes on foreclosures that the opportunities are going to disappear but there are some great opportunities for the savvy investor.

First and foremost, there is an abundance of REO foreclosures in Mobile that you may be able to pursue in an effort to make some wholesale offers for investment purposes.  Likewise, the resale market is moving well priced, move in condition homes in good areas.  That’s a benefit for you when you move to flip the home you purchase.

You’ll have investors and money partners that are intereste...

Pre-construction Mobile, AL Real Estate Investment

Tags: , , , , , , ,

The topic of pre-construction Mobile, AL real estate investing is one of growing popularity - as hot as the foreclosure investment circuit.  It offers benefits that other types of real estate investment just cannot offer.  The concept is exactly what it sounds like.  It involves the acquisition of property before that property has been built out.  The property you have purchased is nothing more than a vacant parcel of land.  Over a year or two, the actual real estate is constructed.  What makes this such a great investment are those things that come into play in and around the construction phase of the property, especially in an emerging market.

Vacant land is the cheapest type of proper...

There is an old blurb that is passed around and many believe it's nothing more than a cliché when it comes to Mobile, Alabama real estate investment.  "Location, location, location" is as true today as it was 30 years ago.  Too many people try to dispel this because they think that physical locations aren't an issue.  I guarantee though that if you try to sell two identical homes, with identical land plots, with one in a nice subdivision and the other backed up to train tracks – you can guess which one will go first.

If you are dealing in wholesaling, do you think location matters?  Absolutely!  Any neighborhood, any city, any state – residents will tell you that some areas are better th...

Posted By: Gary Lambert In:   Mobile Foreclosures
Tags: , , , ,

Buying into real estate owned (REO) property may have slightly more risk that a standard home transaction from a homeowner on the market but REO’s are still far less risky than buying a home at the auction block.

An REO is the closest thing you can possible get to purchasing a home under the standard market process.

Overall, purchasing a foreclosure in Mobile is relatively safe provided you apply the same techniques to buying a foreclosed home as you would to purchasing a normal home.  The process of inspecting the home and ensuring that it’s the home you want is important because most states don’t require the lender to provide a disclosure to the buyer – that means they aren’t required...
