The topic of pre-construction Mobile, AL real estate investing is one of growing popularity - as hot as the foreclosure investment circuit.  It offers benefits that other types of real estate investment just cannot offer.  The concept is exactly what it sounds like.  It involves the acquisition of property before that property has been built out.  The property you have purchased is nothing more than a vacant parcel of land.  Over a year or two, the actual real estate is constructed.  What makes this such a great investment are those things that come into play in and around the construction phase of the property, especially in an emerging market.

Vacant land is the cheapest type of property in most cases.  When a plot is purchased, that real estate investor is able to lock in the price on the property that is lower than what the price will show as when the entire construction phase is completed.  Through the entire construction process, the value of the property will continue to increase from phase to phase.  The best time to invest in real estate is before all this occurs.

If you invest in Mobile real estate in an emerging market, you can gain the added benefit of appreciation.  On top of the property value rising through construction phases on the front end, the overall property is appreciating.  This adds an additional profit center to your real estate investment.

You can make your money work better for you by targeting pre-construction real estate investments.  When a property you're investing in is in the pre-construction phase, you often don't need a mortgage.  If no mortgage is required then surprise – no payment.  The construction is being handled and completed by the developer's financing.  You will not actually need a mortgage until the property is fully completed.  Even then, it is only if you want to hold the property in the long term.  A number of pre-construction real estate investors have learned to sell their property before the completion point.  You can completely skip the mortgage and payment phase by selling off the property just before the apex and completion of construction.

When you pick up the parcel in pre-construction, you obtain it at a great discount.  Through appreciation during the construction phases, a perceptive real estate investor is setting themselves up for success.  By the time your real estate investment project has finished you will have your hands firmly around an equity that allows nothing but profit.  This type of real estate investment is easy to manage, easy to sell and makes for the perfect exit strategy on completion of your investment.

Pre-construction real estate investment in Alabama is common among many investors that may not be open to buying existing homes like Mobile, AL foreclosures.  While it's safe to stay with smaller projects and turn general profits, this is a magnificent way for a real estate investor to build their bottom line as well as their own portfolio in real estate investment.
